Derelict manor house hidden in 13-acre grounds on sale for just £150k

Ryton House is situated off one of the busiest roads in Coventry - but not many people know it's even there

A Nineteenth Century manor house set in more than 13 acres of land with two lakes near Coventry is set to go under the hammer for a bargain price.

Ryton House, in Ryton-on-Dunsmore, is a Grade II-listed manor house which is set in grounds of 13.5 acres and even has two of its own lakes.

The old house is next to the busy A45 where thousands of commuters drive past every day, but most people probably don’t even know it’s there.

Sat on 13.5 acres of greenery, the building sits vacant and derelict, waiting for someone to transform into a dream home.

As a Grade II-listed house however, only certain changes can be made to the building without permission.

The property dates back to 1806-1807, when it was built by Stephen Freeman, a member of a well-established Coventry family of Unitarian tradesmen.

In 1954, it was bought for use by the Royal British Legion, where it was used for over 50 years.

In the years it was used by the Freeman family, it had a second drive, stables and a garden which the kitchen overlooked.

With the prospect of living in a luxury home the size of a glorious manor house, it is a bargain at £150,000, but it is expected to reach more at auction on Monday, July 11.

Giles Owens, of Strettons Auctioneers who will be selling the house, said: “We often have unique properties in our auctions and Ryton House is no exception.

“The property is a freehold, vacant, Grade II-listed former manor house set within 13.5 acres of parkland.

“It is currently in a derelict condition but would provide a fantastic opportunity for someone looking to take on their own grand design and own a piece of local history.

“We understand that the property was originally built in 1806-7 by Stephen Freeman, a member of a long established Coventry family of Unitarian tradesmen.”

The property will go under the hammer on 11 July with a guide price of just £150,000.

I wouldn't mind that for £150k. Another £150k on top and it might be an interesting home.
Of course it'll fit; you just need a bigger hammer.

As it's Grade 2 listed you can probably add another zero on the end of that figure.
