More changes proposed to new Nuneaton housing development

Councillors to consider revised plans for the proposed new homes

Changes have been made to the appearance, scale and layout of a planning application for homes on the former site of Nuneaton’s biggest housing estate.

Plans to build up to 163 homes in Camp Hill were given planning permission back in August 2009, but another application has been submitted to Nuneaton and Bedworth Borough Council for approval with changes to the original proposals.

The new homes form part of Saxon Rise four and six, which are part of the over-arching phase three regeneration of the area.

In the design and access statement, it read: “The layout has evolved beyond the original arrangement envisaged within the overarching Camp Hill phase three masterplan to address changes in planning policy and best practice since the creation of the initial proposals.

“The original masterplan proposed individual mews serving large rear parking courts.

“Our current proposals show a reduced scale and number of rear parking courts and move towards discrete perimeter blocks.

“There is also a proportional reduction in parking provision and overall unit numbers.

“In line with best practice a variety of parking solutions are proposed and a number of small rear parking courts are considered appropriate as a device to reinforce the character of Queen Elizabeth Road and reflect the pattern of development already undertaken within the adjacent Bluebell phase two and wider phase three development.”

A ‘sensitive and appropriate’ response has been made with in regards to challenges in the area according to the report and due to the proximity of the new homes to Whittleford Park, much work has been undertaken to ensure that the area can still be appreciated.

The statement read: “The overall scheme will aspire to make a positive contribution to the character and quality of the area through the creation of a safe and attractive residential development while achieving a density appropriate to its setting, making efficient use of land and providing a mix of dwelling types and sizes, thus following policy guidance on residential development and adding to the diversity of housing stock in the area.

“Larger pockets of open space between mews development fronting onto Whittleford Park will be sensitively landscaped to provide a visual amenity to residents and reduce the need for further physical boundary elements.

“The interface with Whittleford Park has been developed in conjunction with local authority partners including the countryside officer, to establish appropriate links with the existing pedestrian and cycle networks within and adjoining Whittleford Park.”

It is understood that the council’s planning committee will decide whether to approve the plans, and a target decision date has been set for July 14.
