Work begins on scheme to knock down old Wood End housing estate and replace with new homes

Work has begun on demolishing a housing estate in Coventry where the outdated properties will be replaced with 94 new homes as part of a housing scheme.

The West Midlands Combined Authority has invested £1 million in the project near Milverton Road on the Wood End estate.

Developer Keepmoat Homes will deliver the new builds on the 5.5-acre site, and 20 of the 94 homes will be available for social rent in partnership with Citizen Housing.

Wood End was originally built by Coventry City Council in the late 1950s and early 1960s to rehouse families from the inner city as well as people moving to Coventry to work in its then-booming car industry.

But, over the years, the area has declined and become one of the most deprived neighbourhoods in Coventry.

Therefore, this development is a positive step for the city, as it is set to generate dozens of employment opportunities, including apprenticeships and work placements.

The Wood End redevelopment is part of a major project with the nearby Manor Farm, Henley Green and Deedmore neighbourhoods where plans are in place to build more than 3,300 new properties.

As with all schemes that receive WMCA investment, a minimum of 20% of the homes will be classed as affordable under the combined authority’s own regional definition of affordability, which is linked to real-world local wages rather than property prices.

Only a small proportion of the new builds will be for social housing. Citizen is currently unable to rehouse residents made homeless by the redevelopment of Spon End so how do they propose to rehouse those additional residents made homeless by this development? :roll:

Work starts on 190 new homes in Coventry as part of huge regeneration project

Work has begun on the final phase of a £200m regeneration project in Coventry. More than 1,000 new homes have already been completed in Wood End, Manor Farm and Henley Green.

Delivered by Keepmoat, the latest phase of the Spirit Quarters development will add 190 new homes, including 90 affordable properties created in partnership with Citizen Housing. Approximately 1,000 homes have already been built as part of the project.

Since 2010, the large-scale project has generated dozens of new jobs across Coventry. Completion of the sixth and final phase of the Spirit Quarters development is scheduled for 2030.

Cllr Seyi Agboola, Deputy Cabinet Member for Housing and Communities at Coventry City Council, said: “It is really great to see the latest stage of this housing project get underway. I am also pleased that a number of the homes will be social housing. I hope this can have long-term benefits for the area.”

Ben Leather, Regional Managing Director at Keepmoat, said: “We are committed to building communities and transforming lives. Leading this significant transformation, creating much-needed housing for local people, is a testament to that commitment.”

He continued: “As we approach the milestone of more than 1,200 homes and near the conclusion of the building work, we are delighted to see the thriving community that has been created and look forward to welcoming the next phase of residents to Spirit Quarters.”

Kevin Roach, Director of Regeneration Services at Citizen Housing, added: “It is fantastic news to see work starting on the latest and final phase of Spirit Quarters.
