New Lidl and 100 houses proposed for Holyhead Road

A new Lidl store and 100 homes are proposed for the former London Taxi Company site off Holyhead Road.

Plans for the new shop and homes were displayed to residents during a consultation, with pictures posted on social media.

Basic details show a discount foodstore, an extension to the current BMW car storage building and around 100 new homes on the London Taxi Company site, which would be demolished to make way for the new development.

While in the very early stages, the proposals online say the draft images and designs tie in with the city's Local Plan - which sets out where development could take place in the borough - needing more designated retail parks.

The consultation also revealed a discount superstore could be built alongside the housing estate , with people who attended the consultation revealing it as a Lidl.

The former factory buildings are in a poor state of repair and are now vacant and surplus to requirements.

The site is allocated for housing in the adopted Coventry Local Plan and its redevelopment for 107 new homes will make a valuable contribution to meeting the city’s substantial need for new homes.

Although there are limited details at this point due to it being at a proposal stage, some things have been revealed.

The draft documents online say: "The proposed development will provide a range of well designed new homes, a new discount foodstore and an extension to the existing BMW car storage building in place of the largely vacant and unsightly factory buildings.

"This will help to meet the substantial need for new homes in the city, provide a greater range of convenience shops for existing and new residents, and enable the continued investment in the existing BMW business already on site.

"The site is in a highly sustainable location, readily accessible on foot, cycle and by bus."

When giving a reason for BMW's expansion, it adds: "BMW are continuing to invest in their existing business on this site and require additional storage space to increase the number of cars they can store at any one time to meet customer needs."

The scheme proposes:

  • A development of 107 homes with new roads, footpaths, infrastructure and landscaping
  • A mix of two storey houses (2, 3 & 4 bedroom homes)
  • Off-street parking for each new home (either on driveways and/or in garages);
  • Demolition of the former London Taxi Company factory buildings
  • Development of new discount foodstore with associated vehicle parking and landscaping
  • Extension to the BMW multi-storey car storage building, to the same design and scale as the existing car storage building.
A spokesman for Lidl said: "We are in the process of exploring various options to bring another Lidl store to Coventry and look forward to sharing any firm plans with the community, as soon as we’re in a position to do so."

Persimmon Homes said they are looking at building 100 homes around the site, but have no further details yet.

That's a ridiculous statement! Residents would be sharing their only vehicle access with delivery trucks all day. There isn't even a pavement on the north-east side of the road because of the bridge and cyclists insist on riding on the pavement on the south side. :fuming:

I imagine Morrison's will have something to say about having a Lidl planted right on their doorstep? :roll:

New homes plan for former London Taxi site on Holyhead Road

Developers have lodged a fresh bid to build new homes on the former London Taxi manufacturing site on Coventry’s Holyhead Road.

A previous plan for 107 homes on the vacant brownfield site was withdrawn in March due to concerns over the lack of open space and affordable housing.

Revised plans are for 95 “high-quality” homes which provide “a more spacious layout”, “larger gardens and additional landscaping”, the applicant has said.

However no affordable housing has been included.

The bid has been brought forward jointly by housing developer Persimmon Homes and landowners Broyonie Developments Ltd and Tegama Ltd, with a decision expected by the city council by September.

In a planning statement, they said: “The applicants have continued to work together to bring forward a high-quality, holistic redevelopment scheme for the site which is allocated for redevelopment in the adopted Coventry Local Plan.

“The former factory building currently stands vacant, and the proposals here provide for a positive redevelopment of the site which will benefit the local area.”

The scheme includes 18 two-bed houses, 30 three-bed houses, 11 four plus bed houses, and 36 two-bed flats; and also includes 157 car parking spaces and 36 cycle spaces.

The existing BMW site adjacent will also be extended to allow them to store more vehicles.

New Lidl supermarket planned in Coventry

A new Lidl supermarket is being planned in Coventry.

The discount supermarket chain has submitted plans for a new foodstore on part of the former London Taxi manufacturing site in Holyhead Road.

Plans for the 2,279sqm store include a 117-space car park, with space for 18 bikes.

The single-storey foodstore would also include a warehouse space along the back of the building.

Lidl has said the scheme would redevelop a vacant former factory site, providing a “high-quality” store and creating 40 new jobs in the process.

The wider site is being lined up for new homes by developer Persimmon.

A Lidl spokesman said: “We are delighted to confirm we have submitted plans to bring a new store to Coventry.

“As well as enabling customers access to our fresh, quality and great value produce, if granted this would mark a multi-million pound investment for the local economy.

“We look forward to receiving a decision in due course.”

The supermarket would be accessed from the roundabout on Holyhead Road.

A dedicated servicing/deliveries area would also be provided, which is expected to generate one to two dedicated deliveries per day, with up to three per day at peak periods.

The wider London Taxi site has been subject to a bid for new homes by Persimmon Homes.

The developer withdrew initial plans for 107 homes last March due to council concerns over the lack of open space and affordable housing.

Revised plans were put forward in August for 95 “high-quality” homes which provide “a more spacious layout”, but the scale has since been reduced further to 73.

Both the homes plan and Lidl store are under consideration by the city council.

The London Taxi site was initially allocated for 110 homes in the council’s Local Plan in 2017.

Dozens of homes to be built on Coventry former taxi factory site

More than 80 new homes will be built on the site of the former London Taxi Company factory in Coventry.

The housing estate, off Holyhead Road, has been years in the making, after first being proposed in 2020.

The latest plans, by new developer Keon Homes were given the green light on Tuesday and include 23 fewer properties than originally proposed.

However, phase two of the scheme is expected to feature additional homes.

London Taxi Company, since named LEVC, moved to Ansty Park in 2017.

Most of the 87 new homes will be houses with multiple bedrooms and the plan also includes 24 one-bed flats,

Two people opposed the plans, calling for a "better development", a council officer's report said.

Although the council's Urban Design and Landscape officer also objected to the scheme not meeting minimum requirements for open space, planners said designs reflected the "character and appearance of the surrounding area" and taller buildings would be near ones already next to the site.

The development will also bring benefits, especially as there was a "significant need for new housing" in the city and 25% of the housing will be affordable, the report added.

Update on plans for new housing estate on former London Taxi factory in Coventry

Plans for a new housing estate on the former London Taxi factory in Coventry are about to take a step forward. The old factory land on Holyhead Road stands empty.

The former factory buildings were torn down several years ago. The national company is now based within a huge unit at Ansty Park. Planning permission for housebuilder, Keon Home to create the new housing estate on the Holyhead Road site was granted last year.

It will boast a total of 87 homes which will include houses with multiple bedrooms as well as 24 one-bed flats. This is the first phase of the redevelopment of the site.

'Phase 2' of the redevelopment is set to provide more housing, although details of this are not yet known. However, construction of the first phase could soon be underway.

This is because Coventry City Council has received a planning application to discharge one of the conditions that was put in place when the initial permission was agreed. This is in relation to the landscape and habitat enhancement and maintenance plan.

"This specification sets out the maintenance and aftercare regimes required for the establishment of landscape components, habitats and infrastructure for the Public Open Space(POS) as part of the development proposals for the site," the application explains. "The specification comprises several elements including; aims and objectives, maintenance prescriptions and scheduling of works.

"Combined, these will assist in regulating the management and maintenance regimes of the operators at the site. New homeowners and tenants will be provided a copy of this report as part of their operation and maintenance package upon purchase or occupation of their home."

Approval is needed for the condition to be lifted. According to the council's website, this decision is pending.
