Historic Hillfields pub to be replaced by student flats...

Nearly 60 flats will be built next to one of Coventry's most popular nightclubs

The pub next to Kasbah on Primrose Hill Street will be partly demolished and turned into student accommodation.

According to the application submitted to Coventry City Council, the pub has lay vacant for seven years and “has been left to decay and ruin”.

The design and access statement listed the developers aims as providing “an alternative to living in private rented homes” and reducing “pressures on residential homes that might otherwise be occupied by students”.

There will be a part demolition of the vacant pub and redevelopment to provide a new student accommodation building with 59 bedrooms (in eight clusters), associated living accommodation and amenity space.

The architects have said they will retain the historic integrity of the pub due to its significance to the street scene.

Online records of the pub say it has existed since the late 19th century.

A statement on the design and access statement said: "Following consultation with the Planning Department, it has been agreed that this building has historical significance to the street and area, and therefore the front façade at least needs to be retained.

"The subject site is to undergo redevelopment into residential accommodation in the form of student flats. The residential accommodation is understood to comprise 24 no. student flats over three floors and associated services ie communal kitchens etc.

"The proposed building footprint us largely similar to the existing footprint however the proposed building structure is to be situated slightly closer to the Kasbah nightclub (700 mm).

"The overarching aim of this application is to propose a privately funded development which provides much needed purpose built student accommodation on a disused brownfield site close to the university.

"We have developed the brief with our client where their key objective is to retain and refurbish the front façade of the vacant public house and construct a new purpose built student accommodation building with 59 student bedrooms within and behind the existing public house.

"There are approximately 38,000 students requiring accommodation within Coventry.

"Accommodation which is purpose built offers students a choice and provides an alternative to living in private rented homes.

"It reduces pressures on residential homes that might otherwise be occupied by students."
