Brand new plans revealed for empty Bedworth pub...

An empty Bedworth pub could soon become a small scale residential care facility. Back in 2024, there were plans revealed for the Mount Pleasant pub to become a House of Multiple Occupation (HMO).

But now a new application has been received for the building and it asks for permission for it to become a nine bedroom assisted living care facility with a new balcony to rear on the existing flat roof.

The proposal says: "A specialist supported living care provider has inspected the site and confirmed that it is suitable for use as a small-scale residential care facility."

It goes on to explain: "The provider has identified a significant unmet demand for supported living accommodation within the local area, particularly for residents with mental health needs who require a safe, well-managed environment with access to local services and public transport.

"While the precise care needs of future residents will be determined by the care provider and relevant commissioning bodies, the proposed use falls squarely within Use Class C2 and would contribute positively to meeting local health and social care objectives."

The proposed care home will operate as a professionally managed supported living facility, with on-site staff accommodation and management arrangements tailored to residents’ needs.

"The presence of staff facilities within the building ensures effective oversight, safeguarding, and day-to-day management," the proposal explains/

"The internal layout has been designed to minimise noise transmission between private rooms and communal areas, and sound insulation will be upgraded in accordance with current Building Regulations. The scale of the development is domestic in nature and compatible with the surrounding area, and the use is not expected to give rise to any adverse impact on neighbouring residential amenity."

There would be five on-site car parking spaces, accessed from the rear, alongside secure cycle storage provision.

The plan concludes: "The proposal represents a sustainable and beneficial re-use of a vacant former public house for which no viable community use has been demonstrated despite extensive marketing

"The development will deliver a high-quality, well-managed supported living care facility in a highly accessible location, making a positive contribution to meeting identified local needs for specialist accommodation."
