New 'inclusive' partnership for £450m Coventry project City Centre South

A new 'inclusive' partnership for a multi-million-pound Coventry regeneration project has been announced. Housebuilder The Hill Group has teamed up with L&G to deliver affordable homes in the first phase of City Centre South.

Investor L&G will buy 200 affordable homes within the first phase of the regeneration project. Homes, which include 145 for social rent and 55 for shared ownership, will be delivered across the first four buildings, which are located at the front of the development on Queen Victoria Road and Market Way.

Bosses at Hill and L&G said they have a shared vision for an 'inclusive' development and have been working closely with the West Midlands Combined Authority (WMCA) and Homes England. As part of the wider £450m regeneration project, nearly 1,000 new homes, commercial space, and public open space will replace the Bull Yard, City Arcade, and Shelton Square.

Andy Hill, Group Chief Executive at The Hill Group, said: “We are delighted to be working with L&G for the first time on the delivery of affordable homes. From the beginning, we set out to make City Centre South a new benchmark for inclusive regeneration, and this partnership ensures that the very first homes delivered will be genuinely affordable and visibly central to life at the new development.”

Ben Denton, Chief Executive at L&G, said: “We are uniquely positioned to deploy significant institutional capital to deliver safe, secure, and affordable homes where they are most needed, all while ensuring an excellent customer experience. Our involvement in City Centre South perfectly illustrates this commitment, and we are proud to partner with The Hill Group and Coventry City Council on this vital regeneration project.”

City Centre South sits just a five-minute walk from Coventry Railway Station and is positioned around Coventry Market and next to the new Cultural Gateway. Prioritising affordable homes as part of the development reflects the strategic vision of Coventry City Council and the WMCA, which has provided significant investment in the project.

Cllr Jim O'Boyle, Cabinet Member for Jobs, Regeneration and Climate Change, said: “I am particularly pleased to see affordable and social homes being placed right at the heart of the development, with some being delivered as part of the very first phase. It shows a real commitment to creating a welcoming, inclusive community in the city centre.”

All of the affordable homes have been designed to the same standard as the wider development, with private outdoor space, access to podium gardens, and landscaped public squares, Andy Fancy, of The Hill Group, said. Construction is expected to begin later this year, with the first affordable homes completing towards the end of 2027.
