Plans unveiled for more than 250 new homes next to M6 on edge of Coventry

Plans have been submitted to build more than 250 new homes at Longford in Coventry.

The outline planning application for up to 262 new homes at Sutton Stop has been submitted by agents Fosse Planning on behalf of Brandon Development and Caddick Residential.

The 10.89 hectare site, which it says is known as Sutton Stop, consists of three parcels of land on the northern edge of Coventry.

The site has already been earmarked for development as part of the Coventry Local Plan.

The proposed development site sits between Sutton Stop Road, a former tip, which is now described as “a vegetated localised hill”, the M6 motorway and terraced properties on Grange Road.

The application also includes the demolition of two existing properties - 294 and 296 Grange Road - to provide road access to the new development.

Papers submitted as part of the application say that discussions have already taken place with planning policy and development management officers at Coventry City Council, as well as highways officers.

These have helped to shape the outline application, including moving the position for vehicle access to a more southerly site near the M6 overbridge, rather than trying to reconfigure the existing junction between Sutton Stop and Grange Road.

The application is supported a transport assessment and framework travel plan which says the proposed access on to Grange Road is predicted to “operate well within capacity in all of the forecast scenarios assessed”.

Also that the site would link with a new network of footpaths and cycle links.

The application also states that planning obligations mean it would include 25% affordable housing - which would equate to 65 homes.

In its conclusion the application says: “The principle of residential development on the site has already been established through the Local Plan examination process.

“The application site, along with adjoining land to the east, which is in separate ownership, forms part of the mixed use allocation known as land at Sutton Stop.

“There will be economic, social and environmental benefits arising from the scheme.

“It is concluded that the proposals represent a sustainable form of development and are in full accordance with the Coventry City Local Plan.”

An initial response from the city council’s Economic Development Service says that the Local Plan refers to accessibility to employment opportunities for local people when development is taking place within the city.

It says that it is essential applicants work with the Economic Development Service to create a social value action plan, which will ensure that the application supports local people – for example through the recruitment of local people on site, apprenticeships and support to the local community.
