More than 50 new homes will be built on the estate

A new housing estate made up entirely of affordable homes has been given the go ahead on the site of a former sports ground in Coventry.

Land off Bennetts Road in Keresley, which was part of the Coventry Colliery Sports Ground, will be turned into 56 new homes.

The estate will include 12 one-bed flats and a mixture of detached and semi-detached homes, split between 20 two-bed houses, 20 three-bed houses, and four four-bed houses.

All of the houses will be affordable, with 45 (80%) at affordable rent and 11 (20%) for shared ownership.

Partner Construction and Midland Heart have said their joint bid that they want to make sure homes are high-quality.

In planning statements they said: “This varied selection of homes is tailored to the demands of the community, the affordability of the houses will be a huge benefit for local people, in particular young adults and families who wish to move into their first homes.”

The 1.57 hectare site was formerly occupied by the Coventry and Keresley Sports and Social Club and it also consists of two disused bowling greens formerly used by the Coventry Colliery Bowls Club, an old car park and a five-a-side football pitch.

Initial Section 106 contributions amounted to more than £1.2 million, however a viability assessment said the site could only sustain contributions of £230,000.

Of that, £130,000 will go towards upgrades at Coventry Colliery Bowls Club’s new facilities at Keresley Rugby Club, with the remaining £100,000 split between the remaining requests.

Council planning office Nigel Smith said: “Whilst this will mean that the development will not fully mitigate it impact upon infrastructure, it is considered that the social and to a certain extent economic benefits of providing 56 affordable housing units outweighs the harm arising due to this.”

Three objections were raised in a neighbour consultation with regard to loss of recreation land, the impact on wildlife and need for the homes.

Granting approval in a report, Mr Smith said the scheme was in a “sustainable location”, would have “limited impact” on neighbours, and “will not lead to road safety problems”.

The scheme includes 108 car parking spaces as well as 56 cycle spaces.
