Up to 70 new homes could be built next to the site of the former Coundon Reservoir.

Developers hope to build the homes on land off Scots Lane and the plans will go before council planning chiefs next month.

The application has been submitted by Midland Land Portfolio Limited and covers a 2.26-hectare site opposite the Bablake playing fields.

The 70 new homes would comprise of 32 two-bedroom homes, 28 three-bedroom homes and 10 four-bedroom homes.

Midland Land say these will include a portion of affordable housing.

The plans also include new pedestrian and cycle footpath links, a children’s play area and new road access from Scots Lane.

There would also be an open green space along the northern edge of the site which includes an existing pond and orchard.

The planning application to the city council states: “The proposals are landscape led and takes its cue from the existing landscape features both within and around the site.

“These include vegetation, landform, ecology, drainage and built form.

“These features will present the opportunity to create a unique scheme that will work in harmony with the public spaces and urban form providing a strong sense of place and local character.

“It is proposed that the development will deliver an element of affordable housing, however the precise quantum and mix is subject to negotiation with the local authority.”

The application also says that the development “addresses a number of principles” regarding to access including: access by car, foot and cycle; readily accessible footpath links to existing paths; good quality public open space; easy access to public transport; and homes which are “adaptable to changing social and economic conditions”.

The application is set to be discussed by the city council’s planning committee on May 11.
