Council submits plan to build 1,700 new homes in north Warwickshire

Postby dutchman » Wed Jul 06, 2016 9:34 am

Plans have been submitted to build a sprawling new estate of 1,700 homes in Nuneaton.

Warwickshire County Council is behind the bid to build houses on Top Farm, off Higham Lane.

The local authority owns the land between Weddington and St Nicolas Park, but needs permission from Nuneaton and Bedworth Borough Council to forge ahead with the development.

It is understood that the county has attempted to mitigate concerns about the lack of infrastructure and school places in the area by pledging to incorporate a new secondary and primary school on the development site.

There are also proposals for a new spine road to help ease traffic congestion in the area, which is bounded by the A5 and A444, as well as a community centre, a multi-function community hall, and a network of green spaces, footpaths and cycle-ways.

Residents are being given the chance to have their say as several public consultation events are being held next week at Ambleside Sports and Social Club.

Leaflets have been distributed to homes around the area which state: “Nuneaton and Bedworth Borough Council has identified the site in its draft local plan as part of sustainable urban extension to the north of Nuneaton.

“Warwickshire County Council, as landowner, has prepared an indicative scheme that includes residential development, education and other supporting uses that will help meet the future development needs in the borough."

The consultation events are being held on Tuesday, July 12 and Wednesday, July 13 from 2pm until 8pm at the club off Ambleside Way.

Anyone who cannot make it along to the events can find out more information by logging on to http://www.landattopfarm.com or email info@landattopfarm.com

It has been stressed that information and views given during the consultation period will be used to help form the details of the proposals.

Once the consultation period is over, Nuneaton and Bedworth Borough Council’s planning committee will have the final say on the application if the plans are put before them in the near future.

Massive housing development plans put on hold

A masterplan for a massive housing development on farm land in Nuneaton has been put on hold.

Warwickshire County Council, which owns the land in Top Farm, has delayed its own huge plans for the site.

Its vision is to build more than1,000 new homes, a health centre and a new primary school plus host a new secondary school with leisure facilities on the land

But, having submitted the plan to Nuneaton and Bedworth Borough Council in December 2017, it will not be debated by planning members any time soon.

This is because the county council has asked the borough council to put the plan on hold.

It is understood that Shire Hall is looking at how to market the site and make sure the plans can actually be achieved before it is put before the planning committee at the Town Hall.

CoventryLive contacted the county council in regards to what is happening to the plan.

A Shire Hall spokesperson said: "Warwickshire County Council are carrying out due diligence as part of the town planning process.

"Any comment beyond this would not be appropriate as it is commercial and in confidence at this time."

Latest on masterplan for almost 2,000 homes and new secondary school in Nuneaton

A masterplan for almost 2,000 homes, a new secondary school and health centre in Nuneaton is still not ready to go before planners.

It has been almost three years since Warwickshire County Council first unveiled its blueprint for Top Farm.

At the time, Shire Hall submitted a planning application to Nuneaton and Bedworth Borough Council, but it still has not been officially debated by planning members.

It was first revealed that the plans had stalled back in November 2019, and they have not developed any more since.

Councillor Keith Kondakor claims the delay is due to the fact that a developer is not yet on board.

In a tweet he states that both authorities are "stalling" on the plans.

A spokesperson for Warwickshire County Council said: " NBBC and WCC have been working closely together over the preceding months to consolidate the information required to process the Planning Application for the Top Farm Site.

"Both parties will continue to do so, until the Regulatory Planning process is completed."
