About 40 firefighters are tackling a blaze at a Warwickshire art gallery.
Nine fire appliances are at the blaze at Warwick Studios fine art gallery, which is behind the fire station in Leamington Spa.
The blaze has spread to the second floor of the building and crews were trying to stop it spreading to the third floor, the fire service said.
Gary Philips, of Warwickshire Fire Service, said the conditions were very difficult.
"Of course with the weather being 26C to 27C today it's making it very difficult conditions for the firefighters to work in, but they are working very, very hard," he said.
