Plans submitted for Long Marston housing development

Detailed plans for the first phase of a large development in Long Marston have been revealed.



Developers, St Modwen and Persimmon Homes, this week submitted plans for the first stage of the so-called Long Marston masterplan.

They already have outline permission to develop the 470-acre former Ministry of Defence site but the latest plans flesh out the detail.

The initial plans would see the creation of a new estate of 284 homes at the site, a central square with a community centre and convenience store as well as sports pavilion and pitches, children's play area, allotments and car parking.

A spokesperson for the developer said they aimed to create a 'unique thriving community' which would provide quality housing and around 500 jobs.

The proposed housing includes 115 affordable houses and a further 28 homes which will be prioritised for those working on the estate.

Primary access for vehicles will be from Campden Road via a new roundabout entrance and a new access road into the development would also be created.

The plans also include a new bus service and stop located within walking distance of the houses and the neighbourhood would also be connected by foot and cycle paths and a section of the proposed Greenway cycle and footpath adjacent to the new houses.

A separate planning application has been submitted proposing the permanent construction of the Greenway cycle and footpath extension running one and a quarter miles from north to south through the whole of the development and link with the existing Greenway.

David McGing, director for Persimmon Homes, said: "We are very excited about our proposed development with St Modwen, which will not only bring a range of much needed quality yet affordable new homes to house-hunters in and around Long Marston, but will also provide a great deal of skilled employment to the area with up to 80 permanent jobs being created."

In 2009, St Modwen received outline planning permission for a mixed-use scheme, incorporating leisure and housing uses, and detailed planning permission for retention of the 80,000 sq m of employment space.

Planning permission is also in place for retention of the rail storage and restoration facilities, as well as a rail-based leisure attraction.

And there is also outline planning permission for 150 holiday homes, a caravan park and more homes in place.
