Plans for 500 homes, a new community building, orchards and allotments have been teed-up for a former golf course on the outskirts of Bedworth.

Developers want to 'putt' the huge development on the ex Hawkesbury Golf Course site, which is to the north of Hawkesbury village.

A hybrid planning application asks for for full planning permission for 226 dwellings , site access, a community building, allotments and orchard.

Outline planning planning permission is also being sought for 274 dwellings, a public park and open spaces, cycle and pedestrian routes, highway works, landscaping and associated infrastructure.

The plans have been submitted to Nuneaton and Bedworth Borough Council.

Much to the outrage of Hawkesbury village residents, the former golf course was included in the Nuneaton and Bedworth Borough Plan, which is a blueprint for all future housing development.

It set aside the land for at least 380 homes, infrastructure and community facilities.

In the application it states: "The vision is to create a new 'Canal Village' with a connection to the Coventry canal and a mix of residential accommodation and community faciilities."

It is confirmed that there will be 25 per cent affordable housing on the site with a mixture of apartments, terraced, semi-detached and detached homes. The majority of which will be two to three storeys high.

The new community building could also house, in part, a cafe or shops.

It has been been stated that vehicular access to the site will be provided at the Stockley Road and Sephton Drive junction and a roundabout is proposed to 'distribute the traffic flows' in two directions around the site.

Land adjacent to the existing underpass will be kept free from development to safeguard this area for future widening to enable a a potential bus only access.

Planners at the Town Hall are now looking into the plans and public consultation is being held into the proposals.

The deadline for all comments is February 10 and the target decision date is March 4.

It looks to me like a rehash of the Westleigh Homes Longford canal plan from a few years ago? :roll:

Please sign the petition to save this beautiful stretch of countryside, situated behind Bedworth Park. This area is teaming with wildlife such as kingfishers, herons, swans and cormorants. The proposal is for 500 new houses, which will include more roads, traffic and a strain on local public services including schools, hospitals, doctors etc. Let's all come together and save this beautiful piece of countryside for the sake of our local community.

A masterplan for another phase of a £16m plan for part of Bedworth where hundreds of new homes are planned has been revealed.

It proposes 82 homes off Stockley Road in Hawkesbury village.

If the plans, unveiled by regeneration specialist Vistry Partnerships, are given the green light then work would start 'at the earliest opportunity'.

The development would be made up of homes for affordable rent and shared ownership as well as others to be sold on the market.

The plans are currently being looked at by the planning team at Nuneaton and Bedworth Borough Council.

Andy Reynolds, Vistry Partnership’s managing director for East Midlands,: “As regeneration experts, we are delighted to have secured this site and submitted our proposals to the local authority.

"Stockley Road forms a key part of our plans just five miles north of Coventry City Centre, and should the project be given the green light, it will help to bring dozens of affordable homes to the area for local people."

A decision on the Stockley Road scheme is expected to be made by the borough council later this year.

Up to 400 homes could be built on the former Hawkesbury Golf Club site and surrounding land.

The first phase, which consists of more than 200 new homes, was approved by Nuneaton and Bedworth Borough Council at the start of the month.

The first phase of the project consists of 204 dwellings, site access, a community building with possible cafe, allotments, orchard, open spaces and park provision, including a BMX track, cycle and pedestrian routes, landscaping and associated highway work

An outline application is due to be submitted for the rest of the site in the near future.

The local infrastructure can't cope as it is.

Black Horse Lane still has a gated railway crossing which is a major impediment to traffic flow around the area.

The whole idea is ill thought through. But, no doubt someone will make a few pounds out of it.

Second phase of canalside village plan near Coventry gets the green light

Outline planning permission has been granted for the second phase of a £115 million canalside village in the edge of Coventry. Nuneaton and Bedworth Borough Council has approved the plan by strategic land specialist Terra in Hawkesbury.

The 39-acre phase two development, which forms part of a total site of 72 acres in the Warwickshire village, will include 176 homes, landscaped public open space and park provision. It will also feature a new bridge over the Coventry Canal connecting Bedworth with Coventry, additional cycle and pedestrian routes and extensive infrastructure works.

The entire length of the development area is bounded by the canal, with vehicular access provided from Stockley Road and Sephton Drive - both off Blackhorse Road. The site lies just north of Hawkesbury village, which is served by regular bus routes, schooling and local amenities.

Solihull-based Terra purchased the land unconditionally and secured its allocation for 380 residential units, infrastructure and community facilities in the Nuneaton and Bedworth Borough Plan, which was adopted in 2019. Detailed planning approval for the first phase was granted in 2021, and construction work is currently underway by Terra’s sister company Living Space and Vistry Group, who are delivering the first 204 dwellings.

The initial tranche of community facilities are nearing completion, including a 2,000 sq ft community building with a dedicated car park, allotments, orchard and public open space. Also a children’s play area, a BMX track, cycle and pedestrian routes (including a new Sustrans link), habitat enhancement, landscaping and associated highway works are included.

James O’Shea, managing director of Terra, said: “Having purchased this 72-acre site unconditionally and then secured the allocation for residential development in Nuneaton and Bedworth’ s Borough Plan, we are very pleased to receive a resolution to grant outline planning consent for the second phase. This canal village is creating a vibrant new community, which is only a five-mile canalside walk or cycle ride into Coventry city centre.

“The scheme will have a transformative effect on the local area and provide significant community benefits, as well as a total of 380 quality new homes for north Warwickshire.”

The 153 open market properties and 51 affordable homes in the first phase will consist of one-bedroom maisonettes, two-bedroom apartments and bungalows, and two, three and four-bedroom family houses. A mixture of red brick and render will feature in the external elevations of the phase one homes.

There are four ponds or pools across the site, including Hawkesbury Farm Pool, which will all be retained and will form a key part of the ecology strategy for the scheme. The site is traversed by three public footpaths, which provide links with Hawkesbury Village to the south, Bayton Road Industrial Estate and Bedworth town centre to the west, and along Coventry Canal and beyond to Coventry Way to the north and south.

The development will retain these footpaths, with new links to be created north-south and east-west through the centre of the site. The masterplan for the whole 72-acres has been carried out by Hampshire-based Thrive Architects.

Masterplan for latest phase of £115 million 'canalside village' between Bedworth and Coventry

A new masterplan shows the design for the latest phase of a £115 million canalside village between Bedworth and Coventry. It forms part of the huge 72 acre development on the former golf course at Hawkesbury.

Planning permission has been granted for the latest phase of the site, 110 homes, a community park, open space, landscaping, pedestrian and cycle routes and associated infrastructure. Now a planning application has been submitted for the reserved matters relating to appearance, landscaping, layout and scale of the development on the huge site.

It is for the Tilia Homes Ltd section of the development and details all of the features. These include:

  • A mix of private housing of varied sizing and tenures
  • Affordable homes to meet local requirement needs
  • New large public open space including community park with equipped play provision, a Multi Use Games Area (MUGA) and green gym
  • New and improved pedestrian and cycle routes, including missing National Cycle Network Route 52
  • Creation and improved habitats for biodiversity including ponds, blue/green corridors, native tree planting and retention of the northern area as a natural open space
The entire length of the development area is bounded by the canal, with vehicular access provided from Stockley Road and Sephton Drive - both off Blackhorse Road. This site will feature a new bridge over the Coventry Canal connecting Bedworth with Coventry.

The application and all of its documents can be viewed on the council's website, in the planning applications section, searching for application number 039446. Planners at the Town Hall are currently considering the reserved matters proposal and a decision on whether it is approved is expected by May 26.
