Plans for 150 new houses on part of old farm in Nuneaton

Nuneaton's borough plan has indicated 13,000 new homes could be built over the next 14 years

Dozens of new homes are set to be built in Nuneaton on a 20-acre site off The Long Shoot.

The housebuilding project is set to proceed this autumn following a deal struck between specialist property consultants Fisher German and Leicester-based housebuilder Jelson Homes.

Outline planning permission to develop the Callendar Farm South site has already been obtained as Nuneaton seeks to build 13,000 new homes over the next 14 years as part of its borough plan.

Acting on behalf of the landowners, Fisher German brought the Callendar Farm South site to market and received a number of competitive offers for the land.

Jelson Homes is planning to start work on the site in the autumn, building a mixture of 150 two to five bedroom homes.

Luke Brafield, associate partner at Fisher German, said: “Nuneaton is a popular location with strong demand for new homes.

“The site has excellent transport links due to its proximity to the A5, which offers easy access into both Birmingham and Coventry making it very attractive for commuters.

“It is an aspirational area of the town and a perfect location for the mix of homes Jelson plans to build here.

"There is real potential for growth in this area and we are very pleased to have agreed terms for this well-located site.”

Terry McGreal, land and planning director of Jelson Homes, said: “This is a really well-located site in an area of Nuneaton that is popular with families where there is a real demand for new homes.

“We were very pleased to have been able to secure this attractive site.

“The development will feature a range of new homes, which will be perfect for families looking to live in an area which has excellent amenities and access to nearby cities.”

In January this year the Telegraph reported on the publication of Nuneaton’s long-awaited borough plan, revealing details of what the council foresees happening to the area up until 2031.

The plan calculates what is believed to be the housing need for the area, as well as extra houses to meet the requirements of Coventry City Council.

Coventry cannot meet the housing need within its boundaries so councils across Warwickshire have agreed to take the redistributed homes.

In total, Nuneaton and Bedworth is set to have 13,374 homes built in the borough, 2,330 of which have come from Coventry, and 3,000 which have already been granted planning permission or have been built.

Part of the plans is to build homes on the Woodlands in Bedworth, Golf Drive in Nuneaton, Hospital Lane in Bedworth and Arbury in Nuneaton.

In the 180-page document, the council states that building on Greenfield sites is needed and more than 4,000 of the homes are set to be built on green belt land.

How come Nuneaton Council have omitted mentioning the hundreds of houses being built on the greenbelt of School Lane also industrial units on Bowling Green Lane opposite School Lane.

New mammoth housing estate with up to 850 homes set to be given go-ahead

Plans to create one of the biggest housing estates Nuneaton has seen in decades is set to be given the green light.

Large swathes of land on the Longshoot up to the A5 would be taken over by the Callendar Farm residential development - with up to 850 homes on the cards.

It was in February last year when it was revealed that the applicants Callendar Farm Ltd officially submitted an application to Nuneaton and Bedworth Borough Council and it has taken almost a year for it to reach the stage where Town Hall planning members are being asked to make a decision.

Town Hall officers are recommending that councillors who sit on the planning committee give the plans the green light at a meeting on Tuesday.

According to a report to the committee, the development comprises up to 850 dwellings and will provide affordable housing at 25 per cent of the total dwellings provided. Also proposed is a primary school, community hub/local centre, open space, vehicular access of the A5 and the Long Shoot and associated infrastructure.

In the reason for approval section of the report, it states: “Having regard to the pattern of existing development in the area, relevant provisions of the development plan, and the consultation responses received, it is considered that subject to compliance with the conditions attached to this permission, the proposed development would be in accordance with the development plan, would not materially harm the character or appearance of the area or the living conditions of neighbouring occupiers and would be acceptable in terms of traffic safety and convenience.”

Planning members will meet at 5pm next Tuesday.

Hundreds of new houses given the go-ahead for Nuneaton

Nuneaton will soon welcome one of its biggest ever housing estates after plans for hundreds of new homes were given the go-ahead.

It has been agreed up to 850 homes as well as primary school and a community hub/local centre can be built on land off the A5.

But despite Nuneaton and Bedworth Borough Council's planning committee members giving the green light to the outline planning application for Callendar Farm residential development, the details of what it will actually comprise are not yet known.

A further application will have to be submitted to the Town Hall, outlining exactly how many homes and what other features will be on the development which will be built on large swathes of land.

It was not a unanimous decision, with councillors voting to eight for and four against to approve the plans.

Cllr Bill Hancox, chair of the planning applications committee, explained: "The detail will come back to us (the committee) and then there will be another decision based on that."

Latest phase of giant 850 home development in Nuneaton approved

The latest phase of a giant new development in Nuneaton has been given the green light.

Orbit Homes has been given planning permission to build 50 affordable new houses at Callendar Farm.

Outline planning permission has already been granted for up to 850 homes on the site off Watling Street with a number of different developers involved.

Phase one, which includes up to 150 homes, has already been given the green light and is under way.

Construction work has also started on Phase 2 and an application for the Phase 3 works was submitted to Nuneaton and Bedworth Borough Council last year.

Now, working in partnership with Vistry, Orbit Homes will be creating 50 homes on the site - a range of one, two, three, and four-bedroom homes.

The proposed scheme will include 37 affordable rent and 13 shared ownership properties.

Carlo Albertini, land manager at Orbit Homes, said: “We are delighted to receive approval for these much-needed new homes in Nuneaton and to create a new thriving community in the area.

"Callendar Farm provides an exciting opportunity for us to deliver 50 brand-new affordable homes, and we look forward to working in partnership with Vistry and seeing the development’s progress throughout the year.”

The site will eventually play home to up to 850 homes.

There are are also plans for a local centre, which could provide a range of facilities that could include local food shops, retail uses, public house and community uses.

There is also proposed land to provide a primary school totalling 1.2 hectares, indicated towards the east of the development.

An equipped children's play area, trim trails and public open spaces for recreational uses such as walking, running and cycling also form part of the wider plans.
