Hillfields development would create 800 more student flats

Wed Oct 21, 2015 12:23 pm

Plans for 800 new student flats in Coventry have been submitted.

The proposals would see a factory in Godiva Place, off Lower Ford Street, Hillfields, knocked down and replaced by buildings ranging from four to nine storeys.

There would also be a social hub and car and cycle parking, as well as environmental improvements and a pedestrian crossing in Lower Ford Street.

The site is currently occupied by manufacturing firm Norman Hay Limited, who, according to the planning statement, have “outgrown the site, with its industrial use now considered inappropriate, unviable and out of keeping with the surrounding area, given its close proximity to residential properties.”

A report from property agents Shortland Penn and Moore also states that the site is no longer suitable for employment uses.

The student flats, which would be managed by a specialised company, would have ensuite bedrooms serving five to 12 bed clusters with a kitchen/living area.

The planning statement from applicants Regents Godiva Limited says: “The proposed development will be of high quality design that will integrate with and enrich the emerging architecture of this part of the city, and also contribute to its distinctive diversity of building forms, styles and types of the surrounding area.”

Regents Godiva Limited say they would also make a Section 106 contribution towards the pedestrian and public realm improvements, which would be agreed with Coventry City Council.

The news comes after it was revealed earlier this month that a £73million student and shopping complex at the former Royal Mail sorting office in Coventry has grown by almost 50 per cent.

Barberry Developments originally wanted to create accommodation for 850 students at the site in Bishop Street at a cost of £54m - but now want to increase the number of rooms to 1,200.

Demolition work on the building started today.

Elsewhere, plans were approved for a 20-storey student block at Belgrade Plaza and for the former Allied Carpets store in Corporation Street.

Critics say the city centre is being taken over by students but others say it makes the place more vibrant.

They did own it at one time Melisandre...

The block was built by Coventry City Council in 1965 before being sold to Coventry University for student accommodation in 1985 and then into private hands for £2m in 2008.

Sourced from the local rag.

I guess there were problems of one sort or another? Possibly the distance from our former polytechnic?

Thank you Rebbonk not sure why the council sold it the first place.
They could of transfered some people from the flats in Hillfields flats into this then used the Hillfields flats for students . Makes me wonder how their brains work.

In the 80s quite a few of my friends lived in the Hillfields flats which always were fully occupied as I use to visit there in different blocks of flats .

Flapdoodle As of moving people 3 miles away moving them around like cattle what is this then which is far more distance than 3 miles away.
